Deposit and Final Payments
We require one-third of the total price of the booking as a deposit when you book your cottage (s). The remaining balance is to be paid no later than one month before arrival. For bookings made less than one month before arrival the total amount of the booking is required when you book.

Outstanding Balances and Cancellation of Bookings

The full amount of any booking remains due at all times once the booking is confirmed by us and/or the deposit paid.

If the final balance of payment for a booking is not received one month prior to arrival or the booking is cancelled at any time, we reserve the right to place the accommodation back on the market. In such cases:

  • We will always re-market the accommodation.
  • Should we successfully re-let the entire accommodation/ booking any deposits paid will be refunded subject to:
    • Deduction of an administration fee of 10% of the total booking value
    • Group Bookings clause below
    • A reduction for any 3rd party commissions that Middlewick may have incurred in reletting the property.
  • In the event that we are unable to re-let the entire booking, the final balance of the booking will remain due at all times.

Should you need to amend a booking we will endeavour to help if at all possible. This will be subject to availability, seasonality, and any differences in prices for an amended stay.

You are recommended to purchase travel insurance to cover any unfortunate eventuality.

Covid19 Waiver
When booking to stay at Middlewick you and any guests voluntarily assume all risks related to exposure to Covid-19 and agree not to hold Middlewick, its officers, employees, agents, contractors, or volunteers liable for any illness or injury.

Where Covid19 laws or guidelines mean Middlewick has to withdraw or restrict the use of certain facilities or products (whether before or during a booked stay), then the purchaser accepts that such an event will not trigger cancellation of their booking (either in part of full) or entitle them to any reduction in the price paid for the booking.

Guests staying at Middlewick must observe all Covid19 regulations and laws that might be applicable during their stay. This applies both indoors and outdoors. Where more than one household is sharing a property, or multiple properties have been booked for a group or family (either individually or collectively by a group/ family organiser) then Middlewick accepts the booking on the basis that all individuals staying will comply with such regulations and laws. Failure to comply may result in guests being asked to leave Middlewick and any remaining part of their booking being terminated. In such circumstances, Middlewick will not be liable for any consequential costs incurred by guests as a result of this termination, nor for any pro-rata refunds of booking costs.

Utilities & Environmental
Electric, gas, and water charges are included in the quoted rates.

The small laundry room (in the swimming pool building) has a washing machine and a dryer for use on those wet rainy days when drying on the outside clothesline just won’t work. A £1 charge is made for using these facilities.

We charge £1 per day of stay towards our investment in responsible energy (PV, Biomass, EV Charging points), recycling (commercial waste collection), waste, and other environmental initiatives we make. This allows our resultant guest’s environmental footprint to be minimised.

Arrival and Departure
Your cottage will normally be available from 3.30pm on the day of arrival and guests are requested to leave by 10am to allow our cleaning staff access. If you need to arrive outside these times please give us a call. Cottages should be left clean & tidy on departure with all dishes, pots, and pans in the kitchen clean and put away, and rubbish/recycling placed in our main bins. Due to Covid19 cleaning requirements, we also ask that beds are stripped and bedding and towels bagged upon departure. Any extra cleaning where the above has not been done will be charged at £20 per hour.

Swimming Pool and Steam Room
Those booking and using the Middlewick Pool and Steam room agree to do so at their own risk.

  • The Middlewick Pool is not attended by a lifeguard. Those using the pool do so at their own risk and the person making the booking agrees to the terms and conditions on behalf of all users.
  • All those under the age of 18 using the pool must be accompanied by a responsible adult (over 18) at all times.
  • All non-swimmers must be accompanied by a competent person who can swim over the age of 18 years old
  • Lone (unaccompanied) swimming is not recommended and those swimming alone do so at their own risk. The Middlewick pool is not attended by a lifeguard.
  • No food, drink, or alcohol (or a person under the influence of alcohol) is permitted in the pool building at any time. All persons using the steam room must read the Health Warning displayed at its entrance.
  • Use of the Swimming Pool is on a pre-booked basis only and with a limit of 6 people (including infants) in the building at any one time.
  • No diving or bombing in the pool. No running in the pool building. The pool depth is 135cm.
  • IF POOL HEALTH AND SAFETY RULES ARE BREACHED, WE RESERVE THE RIGHT TO REMOVE POOL USAGE FOR THE REMAINDER OF YOUR STAY
  • Use of the Steam Room is subject to an additional charge of £10 per 3/4 hour. This will need to be booked in advance with the Spa. Persons under 18 are not permitted to use the steam room.

 

Closure of Facilities
When booking stays at Middlewick guests accept that there shall be no partial or full refunds or cancellation should it be necessary to close any facilities advertised for maintenance or any other reason outside of the reasonable control of Middlewick. This includes, but is not restricted to, the swimming pool, steam room, and farm shop facilities.

Dogs at Middlewick
We do accept well-behaved dogs in selected cottages, please enquire for more information. In addition to a one-off charge for the dog to stay (for extra cleaning required) a refundable £50 deposit is required for bookings with dogs. Dogs are charged for at £15 per dog for stays of 4 days or less and £25 per dog for longer stays. This can be paid for on arrival if not paid at the time of booking, or if you decide at the last minute to bring along your dog. Dogs must be kept on a lead at all times, any mess cleaned up, and dogs should not be left unattended at any time in the cottages or allowed on the furniture. On departure, dog owners are asked to vacuum/ sweep up any dog hair around the property.

Guests bringing a dog (s) agree to:

  • Take full responsibility for their dog’s good behaviour
  • Be in possession of suitable liability insurance for their dog covering the full period of stay at Middlewick
  • Indemnify Middlewick against any/ all claims or injuries resulting from the actions of their dog while on the Middlewick site

 

Guests on site and maximum numbers gathering
The facilities are only open to those booked to stay at Middlewick, and other than with prior agreement, an event may not be attended by others. The swimming pool is for use by registered guests only. Family and friends are of course welcome to visit our guests (but must leave the site overnight), but please let us know if they are on site.

Guests agree not to exceed the maximum occupancy of properties (from either staying guests or visitors) as detailed:

  • Over night the maximum number of guests staying is as per the property description and/ or as agreed otherwise at the time of booking
  • During the daytime and evening the maximum number of people in any single property is limited at the advertised number plus a maximum of an additional 50% persons
  • Group parties or gatherings in properties, or outdoors are not permitted without advance permission being granted by Middlewick.

Additional Charges/ Guests
Where the number of people staying in a cottage exceeds the basic occupancy i.e. 2 (+2) basic occupancy is 2, additional guests staying on either a sofa or pop-up bed will be charged at £20 per person per night. This option is only available in certain cottages as indicated on the website by the ‘additional’ person graphic meaning there is a sofa bed or pull-out bed and must be agreed upon and paid for in advance.

Lost Property
Lost property is donated to charity after one month if not retrieved. Postage must be paid upfront for any goods returned by mail.

Smoking
Smoking is not permitted in the interiors of any of the buildings or any of the grassed areas/ paddocks.

BBQ’s Fireworks, Fires & Candles
The use of disposable BBQ is not permitted. Only BBQs and Fire Pits provided by Middlewick are allowed and are subject to availability. Charcoal and/ or wood must be purchased from the Middlewick Farm Shop. 

The lighting of fireworks, Chinese Lanterns, or any fires is not permitted on the property at any time.

The use of candles in any cottages and glamping pods is not permitted at any time. Those lighting any candles agree that they will be fully responsible for any damage caused by unauthorised use of candles or other naked flames.

Those using BBQ and/ or Fire pits agree that:

  • They will be fully responsible for any damage caused to Middlewick property and buildings while using them.
  • That BBQ’s will not be used within 5 meters of any buildings, cabins or glamping structures.
  • Fire pits will not be used within 10 meters of any buildings and only in a position previously agreed with Middlewick.

Lost Keys
A £25 charge will apply for lost keys.

Damages
We reserve the right to charge for any significant damages and/ or breakages to the cottages, their contents, or the ground and gardens.

We aim to refund any refundable deposits due within 24 hours of departure.

All goods, belongings, vehicles, and other possessions of guests are their responsibility and are brought to/and or parked at Middlewick at the responsibility of their owner. Middlewick accepts no liability for damages or losses howsoever caused.

Group Bookings
All bookings of more than one cottage are treated as Group Bookings. At the end of a group stay you agree to leave the cottages in the condition they were on arrival and to ensure: a) recycling is limited to the containers provided or arrangements are made for the disposal thereof; b) the premises are left in a clean and tidy condition with dishes, cutlery, etc, washed and put away; c) in the event that furniture, crockery, etc are moved from one cottage to the another, that it all be returned to the original position. Should it be necessary to rectify the condition of the cottages, function room, recycling, etc a charge will be made based on time (£20 per hour, minimum 1-hour charge) and/or damage. Any other assistance provided during group stays will be charged for as appropriate and agreed upon in advance.

In the event of a cancellation of a Group Booking (as defined above) by the organiser subsequent to the booking being confirmed by us and a deposit paid by the organiser then:

  • a charge of £40 per unit of accommodation cancelled will be deducted from any balances refunded regardless of whether Middlewick successfully re-letting these units of accommodation.

 

Group Bookings Insurance
The organisers of Group Bookings are responsible for ensuring that they have appropriate insurance for the event they are running. Copies may be requested. Please confirm:

  • Your insurance cover, in particular, your public liability cover is a minimum of £5m. It is a condition of our insurance that entities organising events at Middlewick have cover equivalent to our own.
  • That you have suitable business interruption cover. In the event of any cancellation, or inability of Middlewick to host your event, either partially or fully, our liability with be capped at the value of the individual cottage or cottages booked, but unavailable, as relevant.

 

Group Use of Spa Lounge and Hexagonal Relaxation Room
When booked, the Function Room is subject to conditions on its use. These will be viewed here.

Group Use of External Caterers
The use of external caterers is not permitted. The use of kitchens in individual cottages by caterers is not allowed.

Glastonbury Festival AccommodationBookings for Glastonbury Festival Wednesday 21st to Monday 26th June 2023 are subject to the following additional terms and conditions. This includes the Tuesday night before festival, 20th, and the Monday night after the festival, 27th June:

We require one third of the total price of the booking as a deposit when you book your cottage (s). The remaining balance is to be paid no later than 8 weeks before arrival. For bookings made less than 8 weeks before arrival the total amount of the booking is required when you book.

Cottages must be left in a clean and tidy condition at the end of the stay. You will be charged for any carpet or upholstery cleaning required at the end of the stay at our cost price.

Where cottages show an additional number of beds i.e. Annex – Sleeps 2 (+2) the additional possible additional guests will be charged at £40 per night, per person.

Middlewick has a maximum number of allowable guests staying on-site at any one time and this means that not all the additional + guests for all the cottages can stay at the same time. If booking by telephone we will advise if your cottage can accept additional guests. If booking online we will advise you subsequent to receiving your booking if we can accommodate the additional numbers you requested.

Prices exclude tickets to the Glastonbury Festival itself.

Covid19:

  • Bookings that are unaffected by restrictions on Middlewick taking guests as a result of the Covid19 pandemic are subject to our standard terms and conditions. Should a booking need to be amended the revised booking must be for a date in 2022. Price differences may apply to reorganised dates.
  • Guests who feel unwell while at Middlewick must immediately inform us, follow government guideline protocols in relation to Covid19, and arrange a Covid19 test. If the test is positive official guidelines must be followed. In such an event you agree to indemnify Middlewick against any losses or additional costs incurred as a result of this positive test.
  • Guests staying at Middlewick must observe all Covid19 regulations and laws that might be applicable during their stay. This applies both indoors and outdoors. Where more than one household is sharing a property, or multiple properties have been booked for a group or family (either individually or collectively by a group/ family organiser) then Middlewick accepts the booking on the basis that all individuals staying will comply with such regulations and laws. Failure to comply may result in guests being asked to leave Middlewick and any remaining part of their booking being terminated. In such circumstances, Middlewick will not be liable for any consequential costs incurred by guests as a result of this termination, nor for any pro-rata refunds of booking costs.

Cancellation Terms for Bookings Made In Periods Of 2020 and 2021

  • Bookings that are unaffected by restrictions on Middlewick taking guests as a result of the Covid19 pandemic are subject to our standard terms and conditions. Should a booking need to be amended the revised booking must be for a date in 2020.
  • For bookings placed after 18th June 2020 for stays between July 4th & August 31st 2020 free cancellation up to 7 full days in advance of arrival will be allowed. Such bookings will be refunded or moved to an alternative date in 2020 as needed.
  • For bookings placed after 1st September 2020 for stays between September 1st & October 31st 2020 free cancellation* up to 7 full days in advance of arrival will be allowed. Such bookings will be refunded or moved to an alternative date in 2020 as needed.
  • For bookings placed after 1st September 2020 for stays over Christmas and New Year (i.e. arriving between 18th December 2020 and 31st December 2020):
    • free cancellation* up to 14 full days in advance of arrival will be allowed for booking with arrival dates up to 23rd December 2020. Such bookings will be refunded or moved to an alternative date as needed.
    • free cancellation* up to 18 full days in advance of arrival will be allowed for booking with arrival dates after 27th December 2020. Such bookings will be refunded or moved to an alternative date as needed.
  • For bookings made in the period 4th January 2021 to 17th May 2021 for stays in the period 22th March 2021 to October 31st 2021 free cancellation* up to 10 full days in advance of arrival will be allowed. Such bookings will be refunded or moved to an alternative date in 2021 as needed.

*Free cancellation where Covid19 laws and restrictions prevent a booking from taking place. Booking must have been made prior to any such Covid19 laws or restrictions being imposed.
